Hi Can you pls share the Peripheral ring road map for Bangalore? I am planning to buy a site in Doddagubbi so little worried if that land is marked under peripheral ring road.

Much talk about the Bengaluru peripheral ring project is under way again as the Center has decided to include this project under Bharat Mala Pariyojna. Previously, the Bengaluru Development Authority (BDA) and the National Highway Authority of India (NHAI) were in a war pull to take over the project. While NHAI was asking the government to deliver the project, BDA interference was creating developmental implications. Now, when the Center has taken over the project, the detailed report of the project has been ordered as the authorities prepare for the compensation package and funding.

Since the outer ring road is already facing congestion, the movement of daily commuters has become difficult. Peripheral Ring Road, once operational will give you an alternative route to travelers to get to the north of the city from Electronic City, Sarjapur Road via Bellary Road and KR Puram. Moreover, while ORR, Whitefield is saturated and facing the lack of ready to move from quality offices, Sarjapur Road real estate can step to gain from spillover demand. Previously, ORR had boosted the real estate market and prices in Bangalore, PRR is expected to further improve the performance outlook. Although there is no clarity on funding channels, the total budget is Rs 41 billion for which several business models are being considered. Government is thinking of PPP or hybrid annuity model, where developer supports 60 percent of the cost of the project, while the rest would be borne by the Center. Since the financial risk is shared by the government, it attracts the number of bidders.
Economic prosperity and favorable weather conditions have always drawn people to Bengaluru. But over a period of time, this population influx began affecting the existing infrastructure of the city. Traffic congestion, vehicular pollution, and overpopulated corridors slowly began to replace the serenity of Bengaluru. Consequently, the need for lateral expansion was realized and the first step of the authorities was to create a corridor that delimited the current ring of ring (ORR).

As the city began to extend beyond ORR, the idea of a new concentric road called Peripheral Ring Road (PRR) was conceived. Connecting Tumkur Road to Hosur Road while tracing the periphery of ORR (outer ring road), PRR was designed to decongest the city. But very soon, the project fell into the trap of land acquisition issues and environmental cleanup hassles. Now, after nine long years, the project has obtained the environmental permission of the authorities. Also with the recent land acquisition ordinance, land acquisition issues are also expected to be addressed quickly.
